The FIRST Step!
We ALWAYS encourage all of our buyers to meet with a loan officer BEFORE you start looking for a new home. Our office has several preferred lenders to chose from. This simple step saves a ton of heart ache once you start looking at homes and help you and your Realtor set realistic price ranges.
Next consider what you want in a home. Prioritize your “must haves” and your “nice to haves.”
Searching for the Perfect Home
Our Agents will work on your behalf and will help you find a home with your specification and in your price range. We will help you search through all of the homes on the market and show you the ones you are interested in previewing.
Once a home has been selected we will negotiate in your best interest and navigate counteroffers with the seller until you arrive at a final agreement.
Best of all we are FREE, agents get paid by the seller, not you!!
Navigating the Paperwork
Once you find your home the paper work begins! The first is the real estate purchase and this includes an earnest money deposit. This deposit will be applied to your down payment and demonstrates to the seller that you are serious about your offer.
Some of the additional steps your agent will assist you in will be: title searches, home inspections, buyer due diligence, appraisals and approvals.
We will also schedule a final inspection and walk-through of the home where you can verify that the seller has completed all required repairs.
Closing Your Home
Our Agents will schedule a closing appointment with a title company once all of the documents and approvals are complete for the loan funding. At this appointment you will need to pay any of the necessary closing costs and down payment.
Usually it take 24 hours for the transaction to be recorded with the County, at that point the seller hands over the keys and you’re the new owner of the home!
